Nail and screw pops
Small round bumps or chipped paint in a line up a wall are fasteners backing out as framing lumber dries and shrinks. They're most common in the first few years of a house and they're cosmetic, not structural.
The fix is not to hammer them back in. The fastener gets driven or removed, a new screw set nearby into solid framing, and the area coated and textured.
Corner bead cracking
Hairline cracks running down an outside corner usually mean the bead moved, was under-fastened, or took a hit from furniture. Metal bead can also rust in a bathroom and push the compound off from behind.
Repair means opening the corner, refastening or replacing the bead, and rebuilding the corner rather than filling the crack.
Humidity and seasonal movement
Georgia summers put a lot of moisture into framing and the heating season pulls it back out. That annual cycle is behind most of the cracks that appear each winter and seem to close up by midsummer.
It also affects finishing schedules. Compound simply takes longer to dry in August here, which is why an honest timeline in summer is longer than the same job in spring.
Ceiling stains
A brown ring on a ceiling is water, and the two most common sources in our area are a roof penetration and an upstairs bathroom. A stain that keeps growing is an active leak; one that hasn't changed in a year may be from something already fixed.
Painting over a stain without sealing it first brings it right back through the new paint.
Popcorn ceilings and dated textures
A lot of houses here still have popcorn from the eighties and nineties. Removing it is straightforward work but messy, and in homes of a certain age it's worth testing before disturbing it.
Once it's off, the ceiling gets skimmed flat or given a current texture, which changes the feel of a room more than almost any other single change.
Garage and basement walls
Unconditioned spaces move more and often got a lower finish level originally. Cracked seams in a garage or an unfinished basement wall are extremely common and usually simple to correct.
