Does Homeowners Insurance Cover Drywall Damage?

It depends on the cause, and the documentation matters more than most people realize. What we can tell you as the contractor, not the adjuster.

We're the contractor, not your adjuster

Coverage is decided by your policy and your carrier. Nobody in the drywall business can tell you what's covered, and you should be skeptical of anyone who promises it is.

What we can do is document conditions accurately, write a scope your adjuster can read, and do the rebuild once the claim is settled.

The cause is what carriers look at

Broadly, sudden and accidental events are treated differently from gradual ones. A supply line that bursts is a different conversation than a shower pan that's been seeping for two years.

Situations homeowners commonly file on include a burst pipe, a water heater failure, a storm-driven roof leak, or an upstairs appliance overflow. Whether any specific one is covered is between you and your carrier.

What usually isn't covered

Long-term seepage, ongoing maintenance issues, and damage from a leak that was known and not addressed are commonly excluded. Groundwater and surface flooding are typically a separate flood policy entirely, not part of a standard homeowners policy.

Why documentation matters so much

Photograph everything before anyone tears out or dries anything. Date the photos. Keep receipts for fans, tarps, and dehumidifier rentals. Note when you discovered it and when you shut the water off.

Claims get reduced far more often for thin documentation than for bad luck. The hour you spend photographing is the highest-value hour of the whole process.

Where we fit in the reconstruction

We do the drywall side of the rebuild: demo of unsalvageable board, hanging, taping, finishing, texture matching to the rest of the house, and prime. We provide a written scope with quantities your adjuster can compare against their estimate, plus before and after photos for your file.

We work directly with your adjuster on scope questions when you ask us to, and we don't start rebuild work until the substrate reads dry.
